Mrec advised Public Property Invest AB (publ) on the acquisition of a fully let care property at Ilmattarentie 2, Helsinki. The property comprises 3,772 sqm and 67 beds, fully let to the City of Helsinki. The weighted average unexpired lease term is 14.3 years as of end of May 2026.

Annual net rental income is approximately EUR 561,500, reflecting a net yield of 6.1% on an agreed value of EUR 9,200,000. The transaction was paid in cash and is expected to close on 1 July 2026. The property holds BREEAM In Use – Very Good certification, reflecting the investment’s alignment with sustainable property standards.

This transaction underlines continued investor interest in Finnish social infrastructure — assets with long-term public sector tenants, stable cash flows, and meaningful societal purpose.
